Alert to the offending owners; Rental increase ceiling in Tehran is 2 %

Reza Khaleghi, Director General of Roads and Urban Development of Tehran Province, in a conversation with Mehr reporter, announced the approval of the rental rate in Tehran up to 5 %, saying that the Tehran Provincial Housing Council, based on the studies of the Supreme Housing Council, was held in April, chaired by the President.

He added: According to the Ministry of Roads and Urban Development's instructions, the maximum increase in rental rates for Tehran compared to last year and for other cities of the province with a population of over 6,000, as well as new cities of the province, have been determined and notified.

Responding to a question about what the consequences would be expected if the ceiling is increased by the owner, the Director General of Tehran Province said: “This resolution will create a legal right for the tenants and if the owner fails to comply, the tenant may submit his complaint to the judicial authorities, the Dispute Resolution Council and the Government.” This can be dealt with within the framework of the Land of Land, Housing and Rental Market Organization, and offenses will be in accordance with the law if the landlord is proven.

The dollar rental is only for luxury homes in the north of Tehran

Referring to reports of rented dollars, he said: According to surveys, the issue of rental rental is solely related to some luxury units in the northern areas of Tehran, which are mainly used by foreign nationals, diplomats and specific uses.

Rental Payment Payment has no effect on the public rental market of tenants

Khaleghi emphasized: Basically, these types of transactions have nothing to do with the public and the country's rental market and have no effect on the housing rental market. Studies have shown that the determination of dollar rent is not public at the city level and is reported only in specific and limited cases.

Rental growth in Tehran reached the lowest level of 6 months

Referring to the latest official statistics on the state of the rental market, he added: According to the statistics center, in May this year, the lowest point -to -point increase in rentals was recorded in Tehran province in the past six months, indicating a reduction of inflammation in the rental market.

Khaleghi said at the end: “We expect the respected owners to observe fairness and, in accordance with the recent rules, directives and decree, to set the rental rate so that they can play an effective role in helping their compatriots under these conditions.”
